The birds are chirping, the days are getting longer, and the thunderstorms have started rolling in. Spring has officially arrived, and summer is fast approaching. Here’s what you should prepare for with seasonal maintenance for your rental property.
Lawn Care
We’ve got you covered when it comes to lawn care! We will contract with our third-party vendors to ensure your sprinkler system is turned on and adjusted for proper coverage. Our vendors follow current rules from individual water companies around water restrictions and schedules, if any, and will set your sprinkler timers accordingly. They will check over your system and ensure no damage occurred over the winter, and repair the system as needed.
Most of Colorado, especially up and down the Front Range region, are under drought restrictions, and water companies have already begun announcing watering restrictions. This will impact your yard condition, and may cause your grass to go dormant. Please give us a call to review any restrictions for your property, and what you should expect.
If you own a multi-family property, a duplex or larger, especially with a shared lawn, we will set up recurring yard maintenance–trimming, mowing, weeding, and any other services required. If you own a single-family home and want to opt into this, let us know!
We will also arrange to have your trees or shrubs trimmed, as necessary, to ensure they are not touching or overgrowing your property, and that any broken or dead limbs have been removed.
Air Conditioning
If you have an air conditioning unit, we will arrange to have an HVAC company service it each spring. Our vendors will check for functionality, ensuring your tenants remain comfortable during the heat of the summer. If any part of the unit is malfunctioning, we will get it repaired, or replaced, if needed. Annual services like these help extend the life of your air conditioning, reducing your overall maintenance costs.
Gutter Cleaning
We also have gutters cleaned out twice a year–once in the spring and once in the fall. Spring is the perfect time to ensure your gutters are cleaned and water flows freely, especially when the spring rains come to the Front Range. Properly aligned and functioning help protect your property by directing water away from your foundation.
