Can you hold a place before I apply?
No, properties are rented on a first-come, first-served basis with a completed application and payment of required fees. We recommend applying quickly to secure your preferred rental. -
Do I pay first month’s rent and last month’s rent with my security deposit?
The security deposit will need to be paid at lease signing. The first month's rent, or proration, will need to be paid before access is granted on the starting date of the lease. (We do not require last month's rent at all.) -
How old do you have to be to apply?
Applicants must be at least 18 years old or of legal age to sign a lease agreement. -
Is the deposit refundable?
Yes. Your security deposit is refundable, provided the lease terms are met and there is no damage beyond normal wear and tear. Deductions may apply for cleaning, repairs, or unpaid rent. -
Who needs a cosigner?
A cosigner may be required if an applicant doesn’t meet standard qualifications such as credit, income, or rental history. Cosigners must meet financial requirements and agree to the lease terms.You have a property I want to rent. How do I apply?

Before getting a pet, review your lease and contact our office. Some properties allow pets with additional deposits or pet rent, while others may have restrictions or breed limitations.I want to move out, but my roommate wants to stay. What do I do?
In most cases, all leaseholders remain responsible for the lease until it ends. If one person wishes to stay, they must qualify on their own or find an approved replacement tenant.My lease expiration is coming and I want to move out. What do I do?
Check your lease for the required notice period and submit written notice of your intent to vacate before the deadline. This helps avoid additional fees or lease extensions.Who is responsible for paying for repairs & maintenance requests?
We handle routine maintenance and repairs. However, tenants are responsible for damage caused by misuse or neglect. All issues should be reported promptly through the tenant portal.
